What is Building Value?
For property registration in Tamil Nadu, the Building Value is calculated separately from the land value. This construction value is added to the land guideline value to determine the total property value for stamp duty calculation.

Depreciation Based on Age
RCC Buildings
- 0-5 years: No depreciation
- 6-10 years: 5% depreciation
- 11-20 years: 10% depreciation
- 21-30 years: 20% depreciation
- 31-40 years: 30% depreciation
- 41-50 years: 40% depreciation
- Above 50 years: 50% depreciation
Non-RCC Buildings
- 0-5 years: No depreciation
- 6-10 years: 10% depreciation
- 11-15 years: 20% depreciation
- 16-20 years: 30% depreciation
- 21-25 years: 40% depreciation
- 26-30 years: 50% depreciation
- Above 30 years: 60% depreciation
How Building Value is Calculated
Building Value = (Plinth Area × PWD Rate) - Depreciation
Where:
- Plinth Area = Total built-up area in sq.ft or sq.m
- PWD Rate = Rate based on construction type
- Depreciation = Percentage based on building age
